The home inspector ensures appliances, smoke detectors, heating and cooling systems, electrical system, plumbing, and all other functional systems are in working condition. The home inspector will also review the foundation and roof of the house. It is recommended to conduct a home inspection to ensure there are no hidden defects in the home you are buying. Termite Inspection: It is important to protect your future investment. Termite control can also protect your home from future infestation. Real Estate Appraisal: A property valuation or land valuation is the process of developing an opinion of value for the real property you are purchasing. An appraiser provides an expert estimate of the value of the property. Survey: Provide the boundary lines of the property, rights-of-way, easements, existing improvements, water lines, electric lines, drains, manhole covers, catch basins, and public roads. While a survey is not mandatory, it provides you with a detail description of the land and improvements you are purchasing. As your settlement agent, we work together with the lender, seller, realtor(s), and applicable vendors to prepare the file for closing. On the closing date, you will be required to bring closing funds and a government issued photo ID to the settlement.
